The Real Estate Services Act governs real estate licensees in BC, and sets out the minimum standard that must be met. Realtors ® are held to a yet higher standard, the REALTOR ® Code, by their Boards. - Make Sense of the Market: our sophisticated analytics allow us to make sense of the market as a whole – or individual neighbourhoods. Many Metro Vancouver Realtors ® call us for analysis and advice!
- Value your Home: We assess market history and trends, reviewing the most recent home sale data on the Multiple Listing Service®, and create a Comparative Market Analysis (BC Home Valuation) for you. We not only give you an accurate assessment of what your home will sell for, but also the underlying data and an action plan of how to get the best possible value for your home!
- Develop a Sound Marketing Plan: quite frankly, the marketing plan whether the sale of your home is a success or not. A marketing plan needs to consider: who is shopping for homes in the neighbourhood (customer segmentation)? What are each customer segment’s key “hot buttons”? How should I present the home to hit those hot buttons? What’s the competition? Which customer segments will be most attracted by my home? How can I best stage my home to target my desired customer segment? What channels should I use to reach them? Does this sound familiar? Anyone with an MBA or business experience will see this as Marketing 101… but ask yourself, how often do you see real estate licensees with this formal training? Or do you more commonly see a marketing “plan” of “let’s list it on the MLS ® and see what happens?”
Our approach works. Recently a homeowner approached us in despair – his Realtor had failed to sell his home despite months of trying. We evaluated the property, found it quite unusual – and likely to appeal to only a very small demographic. We completely changed the way the home was marketed to target that demographic – and sold the home within a week, at full price.
- Negotiate Offers: Negotiation is a skill requiring both training and practice. Amar’s background as business leader included extensive training on negotiation skills – and the opportunity to hone them while closing deals worth millions to tens of millions of dollars. Crafting a Flawless Transaction
Team Dana and Amar help you with the multitude of documents that you need to navigate when buying or selling a home. The contract is the central legal document within a real estate transaction. We use standard contacts which have been prepared by lawyers and tested by Canadian courts.
When finalizing a transaction, it’s critical to know whether adequate financing is in place, when possession and legal title will be transferred, who’ll hold the deposit money, and what conditions will be included in the contract. We pay attention to these details to ensure every requirement is met in a timely manner.
As Realtors ®, we carry insurance to protect our clients against any errors or omissions (we’ve never had to use it). An Assurance Fund protects your deposits on the purchase of real estate.
